Our client is currently seeking a General Manager for an urban mixed-use property who will primarily focuses on managing all aspects of the operation of these multi-million-dollar assets with an end goal to achieve maximum profitability. In addition, the person in this role will be key in fostering local relationships with the city, chamber of commerce, local neighborhood groups, etc. as well as act as the brand ambassador and advocate for the company.
PRIMARY DUTIES AND RESPONSIBILITIES
Maintain a safe environment through the identification and elimination of any safety hazards to staff, tenants, and customers. This includes the administration of all training and regulatory programs (OSHA, ADA, EPA, etc.).
Provide leadership and guidance to the staff in the area of operations and customer service, as necessary.
Responsible for the management of the Comprehensive Emergency Management Plan.
Ensure all personnel is trained to function as an Emergency Task Force in Crisis Management response.
Oversee operations ensuring the safety and security of all customers, tenants, guests, and assets.
Oversee Preventative Maintenance of equipment and record-keeping/related logs.
Conduct a daily walk-through of the property to ensure physical assets are in the best possible operating condition. Respond rapidly to any operational issues uncovered in property inspections.
Lead maintenance staff in work assignments and training. Assist in the maintenance of staff performance reviews.
Work with security and local officials to plan and oversee a fire safety program.
Communicate and propose solutions for gaps in operational processes, training, guest service, and vendor management to SVP.
Conduct daily team check-in meetings and weekly management meetings.
Train and implement all new operations and procedural changes pertaining to improving policies and procedures.
Facilitate open discussions and communication with team members, and vendor partners to improve organizational efficiencies and practices.
Maintain contact with tenants and owner representatives to ensure solid, reliable relationships including implementation of building specific tenant relation programs.
Manage capital improvement projects as assigned.
Negotiate and manage vendor contracts within assigned portfolio.
Review and monitor daily work order report and weekly outstanding work order report.
Assist leasing representatives during the tenant renewal process.
Review and understand leases related to the assigned portfolio.
Responsible for the completion/execution of follow-up documentation for all leases.
Responsible for tracking, managing, and collecting all tenant and vendor Certificates of Insurance.
Assist in the coordination of tenant move-ins and move-outs.
Responsible for the financial performance of the assets within assigned portfolio.
Review and approve invoices in conjunction with the approved operating budget and in a manner, which maximizes the properties operating income.
Responsible for monitoring and collecting tenant delinquencies and preparation of notices, including Late Payment and Default notices.
Review financial statements, sales reports, KPI Dashboards versus budgeted and forecasted goals to identify areas needing cost reduction or program improvement.
Research, prepare, and implement annual budgets including coordination of revenue, operating expenses, and capital expenditures for building improvements.
Ensure all costs associated with property operations are managed with direct guidance and oversight.
Responsible for the preparation of Reconciliations as outlined in each tenant lease agreement.
Develop a 5-year capital plan to continue to maintain and enhance the property assets and execute against projected capital plans.
Manage property operating expenses within or below budget levels. Effectively manage negative financial variances to overcome or minimize loss within Property Operating budget
Complete required weekly, monthly and quarterly reports.
Collect, review, and track all tenant Sales Reporting.
Review and prompt billing for all Percentage Rent.
Coordinate financial budget forecasting on a yearly, quarterly, and per period basis.
Community Engagement & Marketing
Along with the marketing manager, lead the planning and successful execution of an integrated advertising program to enhance tenant sales and generate positive results for the overall success of the properties.
Along with marketing manager, lead the planning and implementation of regular special events including entertainment, vendors, decorations, and value-added opportunities.
Enhance and grow the financial resources for coordinating effective marketing opportunities through sponsorships, trade-outs, partnership marketing, and merchant involvement.
Active participation in development, administration, and maintenance of the complete, yearly allocated marketing budget, including non-event and non-advertising related items, for the assigned centers.
Membership and ongoing active participation in local city and community organizations, and networking events to promote the properties.
Understand and meet legal requirements for special events, vendor contracts, volunteer guidelines, etc., as they pertain to implementing the marketing plan.
Lead in developing and implementing a tenant relations program that includes, but is not limited to, regular tenant meetings, tenant newsletter, personal calls and visits, customized marketing plans, and sales incentives.
Assist Leasing as needed through research and marketing efforts in achieving 100% tenant occupancy.

Bachelor’s degree or at minimum 7-10 years’ experience in a property manager role specializing in retail and office and/or related shopping center experience.
Position requires flexibility in working hours.
Excellent organizational skills.
Flexible outlook towards task management.
Understanding of existing retail offerings, demographics in the trade area, and regional market.
Proven ability to obtain venue sponsorships.
Strong written/verbal communication Skills
Proficiency in MRI and Microsoft Office is required.
Current Sales license or ability to earn within 120 days of hire.
Excellent time?management and general organizational skills.
Excellent people skills as it relates to staff, tenants and community
Previous experience marketing a shopping center with a strong focus on retail as well as Office experience.
Ability to write, read, analyze, and interpret reports, business correspondence, and procedures manuals.
Ability to effectively present information and respond to questions from management, tenants, clients, customers, and the general public.
Ability to effectively create and propose sponsorship proposals to local and national companies. Strong client relations skills.
Ability to work independently as a project leader and as a team member. Ability to relate well with others even while working at a distance without the benefit of personal contact. Ability to work in an organized, efficient manner with an elevated level of accuracy, attention to detail, and follow?through.
Ability to exercise judgment and discretion is critical to success. Must be professional at setting priorities and coping with competing demands.
