The Leasing Manager for the PHL Concessions Program has overall responsibility for ensuring the effective planning, management and execution of all leasing, merchandising and lease management activities for the PHL concessions program, in keeping with MarketPlace and City of Philadelphia goals and objectives. The position reports to the Executive Vice President of MarketPlace Development and is based at the MarketPlace office at Philadelphia International Airport.
Manage all elements of the leasing process from initial planning to tenant opening
Manage and implement leasing strategies
Conduct tenant outreach including recruiting of local and disadvantaged businesses
Develop and implement re-merchandising plans
Financial analysis and budgeting
Achieve financial, schedule and ACDBE (Airport Concessions Disadvantaged Business Enterprises) goals
Coordinate with all members of the development team including: tenant coordinators, design review, ACDBE compliance coordinator and attorneys
Coordinate with property management and lease administration/lease management issues
Provide weekly reporting and tracking of deal progress
Direct reporting to senior management
Prepare and process all required paper work including deal sheets and lease requests
Lease negotiation including management of legal work
Manage internal and external (City of Philadelphia) lease approval process
Manage tenant outreach activities including planning and coordination of annual public outreach meeting

Present properties, markets and leasing opportunities to prospective local, regional and national tenants
Develop, propose, negotiate and close business deals with prospective tenants
Direct Reporting to Management
Provide status updates on leasing progress, financial objectives, local and ACDBE objectives and tenant construction coordination
Prepare annual budgets and quarterly forecasts for leasing for approval by senior management
Lease Negotiation / Deal Approval/ Tenant Construction Coordination
Work with counsel and tenant business representative to finalize business related issues on lease documents
Track and facilitate timely approval of leases by senior management and airport staff.
Help facilitate the opening of new stores. Monitor the Tenant Construction Coordination process to ensure a smooth transition and facilitate timely openings
Major Account Coordination
Create and maintain strong tenant relations
Travel to meet with tenants at corporate offices and/or airports, see new prototype stores, and canvas the market for prospective tenants.
Attend airport industry and retail industry meetings.
Market Research and Knowledge
Evaluate new leasing and merchandising opportunities
Maintain knowledge of local market with goal of attracting appropriate local tenants to PHL
Maintain knowledge of leasing activity at other airports
Maintain knowledge of the federal ACDBE program and its certification requirements
Maintain knowledge of specific City of Philadelphia and PHL lease requirements
Research new markets to evaluate potential for tenant development.
Develop reports related to leasing opportunities, including proposed merchandising plans, market rents, and target tenant lists.
Education and Experience
10-15 years of shopping center, commercial retail, restaurant/food service leasing experience
Proven presentation and negotiation skills
Knowledge of the retail and food service industries and retail trends
Leasing in travel related venues a plus
