JOB SUMMARY The purpose of this position is to lead the achievement of strategic goals and deliverables for a large client or set of clients within a large, complex, and geographically diverse real estate portfolios. Geographical Area may include either/or (LMA - Local Market Area, National, Regional and Global). ESSENTIAL DUTIES AND RESPONSIBILITIES Develops end to end processes, tools and templates within and across service lines, for CBRE and for clients. Duties Specific to Consulting Practice Director: Develops proposal responses and deliverables for client pursuits. May be responsible for small to medium sized project engagements (<$125k) from pursuit through execution. Establishes performance objectives and deliverables related to the achievement of line of business's goals and objectives for a client or clients. Writes RFP (Requests For Proposals) responses and executes on those proposals. Coordinates with the line of business platform; i.e., subject area, geographic resources and experts able to support the needs of line of business clients. Manages and achieves financial, operational and other measures as defined in deliverables and/or KPI's (Key Performance Indicators) established for the client or clients as part of a one-time client engagement or as part of an on-going client relationship. May collaborate with other line of business team members to forecast and develop annual real estate plans and implement strategies for achieving savings and cost avoidance goals as part of a one-time client engagement or as part of an on-going client relationship. May conduct periodic interviews of business unit and other client leaders to identify future business direction related to growth, labor, market changes and other issues that could impact real estate requirements or provide insights relative to strategic and/or optimization-focused initiatives as required. Develops 5-year real estate plans as required. Develops benchmarks for the client's real estate portfolio to identify trends, risks, and opportunities. Leads change and program management efforts for a client or clients. Other duties may be assigned. EDUCATION and EXPERIENCE Bachelor's degree (BA/BS) from four-year college or university. Masters degree in Business, Economics, Urban Studies, or related program or MBA preferred. Minimum of 10 years of business consulting and real estate experience is required. CERTIFICATES and/or LICENSES Real estate license (where required by state law) Professional certification, professional designations (e.g. MCR, CCIM, CPM, MAI) and/or graduate level training in commercial real estate is desirable. COMMUNICATION SKILLS Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action. FINANCIAL KNOWLEDGE Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees department budget. REASONING ABILITY Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company. OTHER SKILLS and ABILITIES Proficient use of Microsoft Office Suite Products, including MS Visio Process mapping and/or playbook development experience strongly preferred Highly collaborative in a team environment Demonstrated leadership and management skills. Proven record of providing excellent internal and external customer service SCOPE OF RESPONSIBILITY Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results. Responsible for setting project, department and/or division deadlines. Errors in judgment may cause long-term impact to line of business and/or overall company.
