Federal Realty Investment Trust is currently sourcing for an Acquisitions Associate. The successful candidate will be responsible for evaluating potential acquisitions of retail real estate properties by managing all aspects of the underwriting, due diligence, approval and closing processes. The Acquisitions Associate will be responsible for evaluating risks and returns, assuring compliance with the Trust’s underwriting standards, leading the financial analysis of potential new investments and participating in upfront structuring discussions and transaction rationale. This person will gather and interpret data to assist in property acquisitions and will assist in the financial evaluation and negotiation of acquisitions.
Manage all areas of acquisitions underwriting, valuation, due diligence and closing for all new investments.
Work with Federal’s in-house counsel and VP of Acquisitions to structure transactions and negotiate deal terms and legal documents.
Leverage and coordinate the firm’s leasing, asset management, development, and legal teams, as needed, to effectively underwrite and close acquisitions and dispositions.
Perform valuation of target acquisitions, new developments and existing portfolio assets.
Review financial and legal agreements and other documents associated with potential investments to understand and quantify the economic impacts on valuation and projected investment returns.
Prepare investment committee memoranda and participate in investment committee meetings.
Offer insight and ideas regarding potential investments, creative transaction structures and deal terms that help lead to successful transactions.
Develop market expertise and knowledge of factors that may materially affect Federal’s acquisitions program.
Prepare post-acquisition “look-back” analyses and memoranda to track initial underwriting accuracy and investment performance.
Transition any acquired properties to Federal’s operating team (asset management, leasing, development, accounting, etc.).
Assist with joint venture reporting, secured property financing and development financial analysis, as required.
Lead special projects.
3 to 5 years of retail shopping center acquisition experience
Bachelor’s Degree in real estate, finance, and/or accounting
Demonstrated thorough understanding of the drivers of property value in the shopping center business and the financial analysis of income-producing commercial real estate, including discounted cash flow analysis using Argus and MS Excel
Demonstrated thorough understanding of retail property leases (both financial and non-financial terms) and transaction documents, including purchase and sale agreements
Demonstrated thorough understanding of the due diligence process (including lease review, historical operating results review, title/survey review, and third-party consultant engagement, management and report review) and commercial real estate transaction closing process
Ability to discover and assess due diligence issues and suggest resolutions of such
Excellent multi-tasking, organizational, and communication skills
Proven ability to thrive in a fast moving environment and to coordinate with a team of professionals from different real estate disciplines
A highly motivated self-starter with well-developed presentation skills
Excellent financial modeling and analytical skills
Advanced knowledge of Argus software
